Acred · Arm 01 of 06

Homes drawn for the people who will live in them, and for the team that has to sell them.

The craft · Why Architecture

  • Sanctioned first time

    Drawn to the bye-law

Setbacks, FAR and fire norms go into the first sketch, so the set that goes to the authority is the set that comes back approved.

  • A cost on every option

    Priced as it is drawn

Every massing study leaves the studio with a per-square-foot figure the site team has already agreed to hold.

  • Light in every room

    Planned to sell

Cross-ventilated homes with honest carpet areas, drawn by people who also have to sell them.

One studio, from the first sketch to the sanction stamp

The masterplan, the tower, the show flat and the sanction set come from the same desk. Your project is never handed to a stranger halfway.

How it runs · From the first site walk to the last site drawing

  1. Weeks 0 to 2

    The site walk

We walk the land with the bye-laws in hand and come back with what it can carry: homes, heights, setbacks and a first number.

  2. Weeks 3 to 6

    Three ways to build it

Three massing options, each with a cost, a saleable-area count and the view from every balcony.

  3. Weeks 7 to 14

    The full set

Plans, facades, structure and services drawn in one model, so the engineer's column and the architect's window never meet by accident.

  4. Through construction

    Drawings that answer back

Good-for-construction sets, a site visit every fortnight, and an answer to the site's question the same day.

The drawing is the cheapest place to fix a building.
